Manipal Health Enterprises has signed a long-term lease agreement with the investment firm Thakral Corporation, whose shares are listed on the Singapore Exchange Mainboard, to create and manage a multi-specialty hospital in Gurugram.
Under the terms of the deal between Manipal and Thakral's Indian subsidiary, TIL Investments, the company will be responsible for the construction, operation, management, and maintenance of the medical facility on a plot of approximately 3.5 acres over 30 years.
According to regulatory filings by the Temasek-backed hospital network, the first phase of the planned hospital is expected to accommodate up to 500 beds.
Although the company did not disclose the exact investment amount, the filings indicated that the land has good connectivity to Indira Gandhi International Airport and other major infrastructure hubs, and is located near future residential complexes and infrastructure projects.
Dilip Jose, CEO of Manipal Health Enterprises, previously told Business Standard that building a new 250-bed hospital typically requires an investment of 380–390 crore rupees, excluding land and building costs.
He added that the cost for medical equipment, technology, information systems, and interior finishing amounts to approximately 1.5 crore rupees per bed. Based on this figure, the estimated cost of the project in Gurugram could be around 750 crore rupees.
Based on this flagship hospital, Manipal's board of directors proposed developing an integrated healthcare and wellness ecosystem that would complement the hospital's specialized care and be supported by hospitality and retail offerings.
Jose noted that the Delhi NCR is a vital market for Manipal Hospitals, and the new hospital in Gurugram will help strengthen the company's presence in the region and meet growing healthcare demands.
Jose had previously stated that Manipal is open to acquisitions in addition to organic growth, assessing opportunities in Kerala, Hyderabad, Delhi NCR, and Visakhapatnam.
Currently, the firm manages 12,600 beds across 49 hospitals nationwide, in addition to operating three facilities in the Delhi-NCR region.
The announcement was made after the close of trading. On Wednesday, Manipal Health Enterprises shares rose by 3.58 percent, closing at 667.70 rupees per share on the BSE.
