Pioneer Urban launches ultra-luxury residential project Alura in Gurugram worth 350 billion rupees

Real estate developer Pioneer Urban Land & Infrastructure Ltd, based in Gurugram, entered the luxury segment market on Tuesday by presenting the luxury serviced residence project named Alura in Gurugram. This project involves investments exceeding 350 billion rupees and a projected sales volume of over 90 billion rupees.

Located in Sector 62 of Gurugram, on Golf Course Extension Road, the project will cover an area of 6.99 acres and will consist of approximately 250 residential units distributed across two towers. Residential areas will range from 7,000 to 15,000 square feet, including penthouses and duplexes. The company stated that it plans to complete construction by the second quarter of 2031.

The architectural design was executed by Skidmore, Owings & Merrill (SOM). The complex will be equipped with private elevator lobbies, floor-to-ceiling glazing, and balconies spanning the entire structure. Buyers will be able to customize the interior layout within the structural and service limitations of the building. The East Tower will reach a height of approximately 200 meters.

The project will feature club amenities covering an area of about 1.5 lakh square feet. These amenities include restaurants, swimming pools, a gym, a spa center, sports grounds, a library, and a business center. Additionally, residents will have access to concierge, cleaning, laundry, valet, and in-residence services, as indicated by the company.

The development has received WELL certification and preliminary IGBC Platinum certification. According to the company's statement, its structural execution complies with Zone V seismic activity standards.

Manish Perival, Chairman and Managing Director of Pioneer Urban, noted: 'With Alura, we are building with the ambition to create an iconic address for the city.' The project is part of Pioneer District, a comprehensive development that also includes residential projects such as Araya, Presidia, and Pioneer Park, as well as commercial zones Pioneer Square and Urban Square.

The body's goal is to ensure transparency, accountability, and compliance with regulations in the real estate sector to protect the interests of homebuyers.

Architect Sanjay Puri names three most beautiful buildings in India

During a discussion of architectural masterpieces on a recent podcast, renowned architect Sanjay Puri shared his opinion on three of the most unique and impressive buildings in India. These structures, which listeners may never have heard of before, attracted attention due to their unusual aesthetics and design.

The first building Sanjay Puri highlighted is the Kanchanganga Apartment in Mumbai. This residential complex was designed by architect Charles Correa about 30–35 years ago and remains an outstanding example of architecture. Puri emphasized that despite Mumbai's tenfold development over the last three and a half decades, the Kanchanganga Apartment retains its uniqueness. The building has a cubic shape with a complex color combination inside each cube. Particular attention was drawn to how one floor connects to another in a way that visually resembles a sandwich.

The second spot was taken by Chand Baori, located in Rajasthan. This stepped well looks very beautiful. Puri recounted that centuries ago it served as a public place for the residents of Rajasthan, where they rested from the heat. Since Rajasthan is a very hot state where water evaporates quickly from the surface, Chand Baori was designed to a depth of about 12 feet to ensure coolness, as evaporation occurs more slowly at this depth.

For the third on the list, Sanjay Puri named the Institute of Management in Ahmedabad. It was designed by American architect Louis Kahn. This building looks magnificent and is entirely constructed of brick, while the concrete is left exposed, without any panels or ceiling structures on the roof and walls. It is equipped with large circular windows and, despite its age, maintains its beauty. Puri jokingly suggested that the building was originally intended for architecture students.
