Real estate sales in Baixada Santista increase by almost 48% in August, according to Creci-SP

Residential property transactions registered an increase of 47.9% during the month of August in the Baixada Santista region, compared to the previous month, July. Conversely, the rental volume decreased by 3.46% in the same period. This data was compiled through a survey conducted by the Regional Council of Real Estate Brokers of São Paulo (Creci-SP).

According to Creci-SP, this growth in sales occurred after a period of decline in negotiations recorded in July. The council points out that several factors may have influenced this positive result, including pricing issues, greater willingness from sellers, and the availability of multiple payment options.

Sales Data

Regarding sales, residences accounted for 52% of the total deals closed in August. Among preferences, properties with two bedrooms were the most demanded, both in the house and apartment segments. Creci-SP suggests that this preference may be linked to the search for greater practicality and lower maintenance needs.

The highest concentration of sales occurred in the intermediate price ranges: 31.7% of sales were between R$ 301 thousand and R$ 400 thousand; 28.6% were between R$ 201 thousand and R$ 300 thousand; over 20% exceeded R$ 500 thousand; and only 6.3% were registered up to R$ 200 thousand. The council also observed that the low participation of properties up to R$ 200 thousand may be attributed to the limited supply of units in this category.

Regarding payment methods, 28.8% of transactions were financed directly by the owners themselves. Financing offered by Caixa Econômica Federal represented 27.1% of sales, while 25.4% of acquisitions were made in cash.

Rentals

The number of leases suffered a reduction of 3.46% in August in the cities of Baixada Santista, after having shown a growth of 34.2% in July. Apartments constituted 67% of the properties rented during this period. Creci-SP attributes this preference for apartments to the lower maintenance requirement and proximity to essential daily services.

Both houses and apartments, properties with two bedrooms and a size between 51 m² and 100 m² were the most sought after in August. Rental values were mainly concentrated in the medium ranges, specifically between R$ 1,501 and R$ 3 thousand. The survey detailed the values, ranging from properties with rent up to R$ 1 thousand to those with a value exceeding R$ 3,001.
