TARRAF consolidates presence in Araçatuba with portfolio of five developments

TARRAF is experiencing a period of strengthening its activities in Araçatuba, having launched five projects that, combined, exceed half a billion in Gross Sales Value (GSV). The development of the portfolio reflects market trends, ranging from high-standard residences to a mixed-use development that combines housing, work, commerce, and social life.

TARRAF's journey began with Opus One, the construction company's first project in the city, launched in 2021 and completed in October 2023. This development became a visible reference point on Avenida Brasília due to its location and imposing nature. Subsequently, Monjardin, DECK 330, and Almaviva were added to the portfolio, expanding the brand across various local areas and segments.

In Jardim Nova Yorque, Monjardin represents TARRAF's focus on the luxury segment and is among the highest-value residential developments in the city, with delivery expected this year. DECK 330, located on Avenida Pompeu de Toledo, is also scheduled for delivery in 2026 and is in the final stages of construction. Almaviva, situated in the same Jardim Nova Yorque, is positioned in one of Araçatuba's most renowned regions.

This cycle of growth culminates with Brasília Square by Tarraf, the developer's most recent launch and TARRAF's first mixed-use project in the municipality. With a concept that unites residences, services, and commerce, it establishes itself as one of the most ambitious projects in the interior of São Paulo.

Additionally, TARRAF's operation in Araçatuba contributes to the creation of more than 1,500 jobs, both direct and indirect, during the company's operational period in the city.

The Vice President of TARRAF Incorporadora, Olavo Tarraf Filho, stated that Araçatuba has proven to be a mature market open to real estate innovation. He added that the rapid acceptance of the initial projects provided the necessary foundation to advance, with Brasília Square being a milestone in this cycle by incorporating the mixed-use concept, mirroring the new global consumer behavior that seeks to centralize life, work, and leisure in one place.

Architecture and design as a differentiator

The consolidation of TARRAF's portfolio in Araçatuba is also supported by the quality of its projects. To align the real estate standard of the São Paulo interior with the production level of major urban centers, the company established a network of collaborations with renowned national offices.

The presented developments feature the signatures of prominent names such as Königsberger Vannucchi, Burle Marx, Benedito Abbud, Rivaben Arquitetura, Ilha Arquitetura, Neusa Nakata, and Gil Fialho. Regarding interiors and specific projects, there are contributions from Claudia Albertini, Cristina Barbara, and Très Arquitetura. This strategy aims to integrate urbanism, landscaping, and design to give each complex a unique identity, elevating the architectural standard of the region.

National recognition and scale

The expansion in Araçatuba accompanies TARRAF's corporate trajectory. With over four decades of existence, the company operates in São José do Rio Preto, Ribeirão Preto, and Araçatuba, maintaining ten active construction sites simultaneously. The company has over 1.9 million square meters built and has delivered more than 31,000 housing units, accommodating an estimated population of 105,000 inhabitants.

This large volume of production goes hand-in-hand with technical recognition. In 2026, the brand received its third award at Master Imobiliário, winning the Year's Development – Mixed Use category with Platz by Tarraf. This new honor joins awards obtained by Duo JK in 2019 and Tarraf Square in 2024.

Vice President Olavo Tarraf Filho emphasized that this third national statuette is not just an isolated recognition but a validation of the methodology applied by TARRAF in its markets. He concluded that the result celebrates a growth model that combines use diversification, collaboration with great architects, and the delivery of products that change the urban landscape of the São Paulo interior.
